1. Who is responsible for your data

2. What we collect

What you give us when you ask for advice, sign up for new-unit alerts, list a property or contact us:

• Your name, phone number and email (if you enter one).
• What you are looking for: buy or rent, property type, budget, bedrooms, the building or unit you are interested in, and your message.
• When you gave consent, and which version of this policy you were shown.

What is recorded automatically:

• A random ID in the tdr_vid cookie, so that a returning browser can be recognised.
• The unit, project and category pages that browser viewed, with the time and the page language.

We do not store IP addresses and do not use browser fingerprinting. Your saved listings, recently viewed list and comparison table stay in your own browser and are not sent to us.

3. What we use it for

• Calling you back about the units and buildings you asked about.
• Telling you about new matching units, if you signed up for alerts.
• Arranging viewings and preparing contracts when you ask us to.
• Internal, non-identifying statistics: which pages and units are viewed most.

A browser's viewing history is linked to your name and phone number only after you submit a form and give consent, so that the agent knows which units you have looked at. Until then it is anonymous.

4. Legal basis

We process your data on the basis of your consent, given by ticking the box on a form (it is never pre-ticked), under Vietnam's Personal Data Protection Law and Decree 13/2023/ND-CP. Every consent is recorded with its time and the policy version.

5. Sharing

• We do not sell or rent your personal data.
• When you ask to view, reserve or sign for a unit, your name and phone number may be passed to that unit's landlord or developer, only as far as the transaction needs.
• Service providers that process data on our behalf: the website's hosting and database, Amazon Web Services (images and documents), Google Analytics (visit statistics; it does not receive your name, phone or email).
• Competent authorities, where the law requires it.

6. How long we keep it

Contact details and enquiries are kept until you ask us to delete them or withdraw your consent. Contracts and transaction records are kept for the periods required by accounting and contract law. The record that you gave consent is kept after deletion, to show that earlier processing was lawful; its phone number and email are erased.

7. Your rights

• To know what data we hold about you, and to receive a copy.
• To have incorrect data corrected.
• To have your data deleted, or its processing restricted.
• To withdraw consent at any time. This does not affect processing that was lawful before.
• To object to marketing.
• To complain to the competent personal-data-protection authority.

To use these rights, contact us by the email or phone in section 1. We will check that you own that phone number or email before acting, and reply within the time the law requires.

8. Cookies

You can delete or block cookies in your browser settings; the site keeps working.

9. Security

Data travels over encrypted connections and is accessible only to staff with an admin account. If a data breach occurs, we will give notice as the law requires.

10. Changes

When this policy changes, the effective date at the top is updated. Each consent is tied to the version you saw at the time.
